Chapter 3 - The 8:06 AM Call

The next morning, the sky over Houston was a dull, bruised gray. Franklin sat in the kitchen of his modest, ranch-style home in Spring, Texas. He had already applied ice to his face, but the swelling was pronounced. He poured himself a cup of black coffee, his hand steady as he watched the digital clock on his microwave tick toward the start of the business day.

At exactly 8:06 AM, Franklin dialed Marcus Vance’s direct line.
"Marcus. Tell me we’re ready," Franklin said, skipping any pleasantries.
"The paperwork is drafted, Frank," Marcus sighed over the line. "But I have to ask you one more time. Is there any way to resolve this privately? If you do this, there is no going back. You will legally displace your son and his wife within twenty-four hours."
"He hit me thirty times last night, Marcus. While his wife watched and smiled," Franklin said, his voice dropping to a gravelly, hard register. "My fatherly duties ended on the thirtieth strike. Now, I am simply a landlord liquidating an underperforming asset."
Silence hung on the line for three seconds before Marcus’s tone shifted from friend to clinical legal counsel. "Understood. The entity Redwood Capital LLC holds the property outright. There are no active liens or mortgages. Because of this, we don't need a traditional escrow process. We can do an immediate transfer via a corporate share purchase or a direct warranty deed."
"Who is the buyer?" Franklin asked.
"An investment group out of Dallas called Blackwood Holdings," Marcus explained. "They’ve been looking for a footprint in River Oaks for over a year. They made an all-cash, non-contingent backup offer on that specific property six months ago when the neighbor's house went on the market. I called their representative at 8:15. They are willing to wire the funds to our corporate account immediately upon receipt of the signed deed. They are offering $5.2 million cash. That’s about ten percent under market value, but they can close by noon today."
"Take it," Franklin said. "Tell them they have to take physical possession of the property today. No rent-back period. No transitions. The deed transfers, and the locks are changed immediately."

"I’ll have the notary at my office by 9:30 AM," Marcus said. "See you then, Frank."
Franklin hung up the phone. He took a slow sip of his coffee. At 8:30 AM, he knew Brandon would be sitting in his high-rise office downtown, sipping an artisanal espresso, feeling like the king of the world after finally "putting his old man in his place." He had no idea the ground beneath his feet was already turning to sand.
