Chapter 2 - The Twenty-Three-Page Ambush

The moment I stepped through the glass doors of the bank into the air-conditioned lobby, my father spotted me. A thin, tight-lipped smile stretched across his face, the kind of smile he only used when he was about to close a business deal that heavily favored him.

"There she is," my father announced loudly, drawing the attention of a security guard near the entrance. "We were beginning to think you changed your mind, Elena."

"Traffic was heavy," I replied smoothly, keeping my voice level as I walked up to the small group.

My mother stepped forward, her eyes scanning my tailored blazer and designer sunglasses with an analytical coldness. "You look tense, Elena. Relax. This is a joyous occasion. Today is about keeping this family secure and making sure your brother finally has a permanent foundation."

"A permanent foundation," I repeated, letting the words hang in the air. "In my house?"

Ryan offered a warm, self-deprecating chuckle, flashing the dimples that had gotten him out of trouble since he was ten years old. "Come on, El. It’s not like I’m squatting. Mom and Dad explained that it’s just a strategic transfer. You have your condo in San Francisco, and this Malibu place is basically sitting empty half the year anyway. It’s just smart family asset management."

"Asset management," I echoed, staring straight into my brother's hazel eyes. "Is that what we're calling grand larceny now?"

My mother’s face flushed a sharp, angry pink. "Watch your tone, Elena! That kind of ungrateful selfishness is entirely uncalled for. Your father and I built this family on mutual support, and now that your brother needs a fresh start with a proper real estate title to secure business loans, you’re acting like a stranger."

"Let's go inside," my father interrupted, grabbing my elbow with an uncomfortably firm grip. "Mr. Vance is waiting for us in conference room B. Everything is already scheduled."

Without giving me a chance to pull away, my father guided me down the carpeted hallway toward the private banking suites. The door to conference room B was frosted glass, bearing a brass plaque that read Senior Mortgage & Title Division. Inside sat a middle-aged man with thinning gray hair and wire-rimmed glasses, neatly organizing a thick stack of blue-backed legal folders across a polished walnut table.

As we walked in, the mortgage officer looked up, smiling politely. "Ah, the Carter family. Welcome. Please, have a seat."

My father practically pushed me into the chair directly opposite the mortgage officer, while Ryan and my parents took seats right beside me. My father slid the leather document folder across the table toward Mr. Vance with a triumphant flourish.

"We’re here to execute an expedited quitclaim deed and title transfer for the residential property located on Vista Mar Drive in Malibu," my father said smoothly, leaning back in his chair with supreme confidence. "My daughter is ready to sign it over today."
