Chapter 4 - The House of Cards Collapses

The second folder didn't just contain a civil lawsuit for property damage. It contained a devastating, multi-layered financial and criminal indictment that dismantled Catherine and Gary’s entire life in a matter of seconds.

From my vantage point on the front porch, I watched Gary open the second folder with trembling hands. His eyes scanned the first page—a forensic accounting audit of his commercial concrete business—and his knees visibly buckled. He grabbed the wooden doorframe to keep from collapsing, his head dropping into his free hand as a low groan escaped his lips.

Across the street, Catherine shrieked, dropping her crystal glass. It shattered against the porch tiles, spraying ice cubes and amber tea across the clean white wood.

“This is a lie! This is extortion!” Catherine screamed at the top of her lungs, her voice cracking hysterically as she pointed a shaking finger at Marcus. “You can't do this! We’re law-abiding citizens! Gary, tell him he’s lying!”

Gary didn't defend her. He just stared down at the documents in his hands, his face turning an ash-gray color.

Marcus turned his back on Catherine completely, ignoring her shrieks, and walked calmly back across the street toward my yard, joining me on the front steps. He adjusted his silk tie and offered me a reassuring, confident nod.

“Mrs. Vance,” Marcus said politely as he stepped up onto the porch. “Allow me to formally introduce myself. I’m Marcus Reyes. And I believe we have some very interesting business to discuss regarding your backyard amenity.”

“What is all of this, Mr. Reyes?” I asked, gesturing toward the distraught couple across the street.

Marcus smiled, a sharp, cunning expression that revealed a master litigator at work.

“When you sent me that raw video file this morning, my team didn't just look at the trespassing and property destruction,” Marcus explained, opening his leather briefcase to reveal copies of documents. “We pulled public records, zoning registries, corporate filings, and environmental safety clearances for Gary’s concrete contracting company.”

He pulled out a stack of crisp papers.

“It turns out that Gary’s business has been operating under heavy regulatory probation for years. Dumping commercial chemical waste, concrete washouts, and un-neutralized aggregate slurry into residential drainage systems is a federal EPA violation carrying massive criminal penalties. And guess what? Their company insurance policy explicitly excludes willful, intentional property vandalism committed by company-owned vehicles during off-hours.”

My eyes widened. “They have no coverage for what they did to my pool?”

“None whatsoever,” Marcus confirmed smoothly. “Furthermore, because Gary used his commercial concrete mixer truck to cross your property line and intentionally introduce toxic industrial waste into a private, permitted residential structure, it triggers a multi-count felony charge of criminal mischief, environmental hazard creation, and intentional property destruction exceeding fifty thousand dollars.”

He flipped to another document.

“And that’s just the criminal side. On the civil litigation side, we are slapping them with an immediate emergency injunction freezing all of their personal assets, corporate bank accounts, commercial vehicles, and real estate holdings—including their home right across the street.”

I stared at him in stunned silence. “Their house, too?”

“Especially their house,” Marcus nodded. “Our land surveyor and my corporate claims team are already mapping the property lines right now. It turns out that Catherine and Gary’s expensive multi-tiered stone landscaping wall, their custom driveway extension, and a full twelve feet of their luxury backyard patio actually encroach directly onto a protected county drainage easement and a slice of your deeded property line.”

Across the street, the county surveyor and his assistant had already set up their heavy laser-guided tripods on Catherine’s lawn, driving bright orange survey stakes deep into her manicured grass, measuring the exact boundary violations with laser precision.

Catherine was sobbing hysterically now, screaming at the surveyors while two county sheriff deputies—who had apparently arrived alongside Marcus’s motorcade—stepped out of a marked patrol cruiser and walked up the front steps to serve formal arrest warrants.
